Property Analysis:
 

•Regular monthly inspections of your property

•Provide yearly Market Analysis and R.O.I. worksheets to help establish the highest rent level.

•Review local and federal laws that will effect your property, and notify you of any changes.

•Yearly analysis of expenses to insure the most cost efficient coverage.
 

Professional Accounting Services with Full Documentation:
 

•Licensed Certified Public Accountant managing your cash flow.

•Provide monthly computerized statement of your income and expenses.

•Provide year end statements for tax return preparation.

•Maintain escrow accounts.

•Pay all mortgages, taxes, property insurance, and other bills connected with the property.

•Provide copies of all monthly expenses paid.

•Provide an itemized detail of all maintenance activities.
 

Advertising your property:
 

•Newspaper advertising - The Bellingham Herald is the main source of newspaper advertising.

•The Western Front - WWU campus paper is used to advertise all our college rentals.

•Signs and flyers are placed at the property.

 

Tenant Screening and Leasing:
 

•Using written applications, we examine credit, rental and employment history to determine acceptability.

•Collect initial deposits and monthly rents.

•Conduct thorough "move-in" and "move-out" inspections.

•Provide a short turn-around after a lease expiration to reduce vacancy time.
 

Maintenance:
 

•No Mark-up charged on sub-contracted maintenance work.

•24-hour on-call staff of sub-contractors for emergency repairs.

•We actively monitor and inspect any repairs.

•Coordinate periodic maintenance such as lawn care and painting.

•When major upgrades are needed we provide analysis of possible payback period based on rent increases for such repairs.

•Digital pictures of your property can be sent periodically over the Internet.
